Community Meeting #1 Recap
Traffic cut-thru on Stagecoach Drive (for those neighbors of ours in Douglas County). We have driven the route from Delbert out to Inspiration and beyond and understand your concerns. As we discussed with one of the vocal Stagecoach Drive neighbors a few days after the meeting, we would not oppose any efforts that the Stagecoach Drive or possibly the entire Ponderosa East subdivision made to Douglas County regarding restricting access through that community. Our Elora project never has and will not rely on access east/west through Stagecoach Drive. We hope this satisfies your concerns and remain happy to discuss this topic further with anyone interested.
Safety at the intersection of Delbert Road and County Line Road. We are currently exploring a variety of improvements to that intersection and undoubtedly improvements will be made as part of our development. One of those could be a 4-way stop condition. We understand that multi-jurisdictional cooperation will be needed.
We seemed to have general support from the community for us to use municipal water as opposed to drilling new wells and competing for water with existing neighbors.
We also noted general support for a decrease in the commercial acreage (currently zoned for 26 acres) top more of a neighborhood retail center.
We heard a concern about downstream drainage issues. We will obviously comport with all local, state and federal drainage requirements, but if anyone would like to discuss specific drainage concerns, please reach out to us.
We discussed transitional density with the community both during the meeting and after the meeting with individuals. We strive to provide our new communities with sensible density transitions. We will continue to work towards sensible solutions for the Elora project.
We were asked if there would be a new school site in our project. It is our current understanding and belief that there will NOT be a school site in our project.
